OVERVIEW

Preservation Durham, an independent nonprofit based in Durham, NC, seeks qualified candidates for an innovative new program, the Preservation Equity Project. The Preservation Equity Project is working to create equity in the historic preservation process for Durham residents. Based on the incredible success of Cleveland’s Heritage Home Program℠, Preservation Durham has modeled this here in Durham. By providing free and impartial technical assistance (contractor vetting, materials selection, design), matched with a low-interest home equity loan from Self-Help Credit Union, the Preservation Equity Project helps homeowners with homes 50 years or older:

  • Retain homes, the primary source of wealth in America, in working-class and minority families.
  • Empowers older residents to age in place, by making accessibility modifications like ramps, door pulls, flooring, etc. Saving the family years of senior care costs.
  • Retain the fabric of the neighborhoods, keeping smaller, older homes in place, and keeping families connected to their homeplace.
  • Rehabilitate their properties to make them safe and comfortable, while increasing their equity and family wealth.

As the inaugural employee for this program, the Project Manager will have considerable input and oversight of the future of the program and its impact on Durham.  The project manager will work directly in collaboration with the Executive Director, Office Manager, and Board of Directors.

GOALS

Solicit applicants (mailings and door-to-door), beginning with the pilot neighborhood of College Heights, a historically African-American neighborhood adjacent to North Carolina Central University, the first public Liberal Arts HBCU in the country, founded in 1910 by James Shepard. In the first year, beginning with College Heights, and expanding outreach from there, we hope to work with 120 homeowners, offering technical assistance to at least 60, and closing low-interest loans with Self-Help for roughly 10-20% of all applicants. Working with local contractors and construction managers, the Project Manager will seek in-kind services of area professionals to help develop repair scopes of work, material selections, etc. Applicants must be comfortable working with, and ideally have some prior experience with the construction process. Additionally, the Project Manager will serve as the face of Preservation Durham for the Durham Home Repair Collaborative, an innovative group of home repair services agencies working towards better and more effective collaboration, to ensure more sustainable repairs and rehabilitation for long-time Durham homeowners with significant deferred maintenance issues.

The Project Manager will work directly with Self-Help Credit Union and applicants to ensure a smooth loan application process, as well as execution of the loan. The Project Manager will also cut checks to the contractor managing the applicants repairs based on construction draws. Constant and effective communication with all parties will be an essential component of this role.

Qualifications

Seeking candidates with a combination of project management, design, and community development experience. Advanced degree in: Planning, Economic Development, Architecture, Business, or related field(s) would be helpful, but not required. A passion for supporting people, cultural preservation, history, and vernacular architecture is a priority.

Compensation

Compensation based on experience, with health insurance stipend and flexible vacation terms. Flexible work location, with some office time required, along with monthly board meetings.
